ESTATE OFFERS CHOICES FOR EVERY BUYERS NEEDS

Category Community News

Schoongezicht Estate, situated in Brackenfell in the Northern Suburbs of Cape Town, has launched the next phases of its development. With its magnificent views of the majestic Simonsberg and Stellenbosch Mountains, as well as the picturesque landscape of the Bottelary farms, the estate creates the perfect backdrop for a quality lifestyle.

Says Liza Oberholzer, Principal of the C4 Property Group: "The estate is perfectly situated within easy reach of the popular Schoongezicht Restaurant, the N1 and N2, schools, hospitals and clinics, shopping centres, the Stellenbosch and Bottelary wine routes, as well as the ever popular Kuils River Golf course. The farmland directly next to the estate creates a feeling of open spaces and tranquillity.

Oberholzer explains that the first phase was launched in 2015, with units selling out fast. "90% of the first phase has already been sold and 60% of the second phase. Once completed, the development will offer 288 units in total, consisting of duplex units, townhouses as well as spacious single residential homes. We currently have nine single residential plots available in phase 1 ranging from 585 to 590m², as well as sixteen single residential, seven townhouse plots and six duplex units in phase 2."

According to Oberholzer, the estate is attractive to buyers as it is the last development approved by the City of Cape Town with low density, which means more open space and freedom. "We've successfully completed 66 properties since February last year and phase three's services have also been installed. It's the only development in the area that gives you complete freedom when choosing your finishes and design within the architectural guidelines. Plus levies have remained low and steady with a minimal increase for the first time in 2 years."

Oberholzer further explains that millennials (the generation born between 1981 and 1996) look for value for money. "These buyers want a quiet lifestyle and enough space, but it must still be manageable and affordable. They want to raise their families in a safe environment where their children can play outside and in parks as in their own younger days. They also want fibre internet connectivity and easy access to their places of work or main roads leading to it. Schoongezicht offers it all with the added benefit that you can design your own home and add your personal touches to it!"

Schoongezicht Estate offers state of the art security with a 24-hour manned access controlled booms, one central entrance and perimeter electric fencing. The gardens are architecturally landscaped with play areas for both adults and kids.

Oberholzer adds that there is no transfer duties involved. "Buyers purchase their unit directly from the developer, which is a huge saving. As with any development, attorney and bond registration fees still apply."

The units are sold on a plot-and-plan basis with prices ranging from R1.79 million to R2.8 million, depending on location and size. The duplex units are designed with your comfort and entertainment in mind as the space is maximised and optimally used by the designed interiors. The top floor offers three bedrooms and two bathrooms, with the main bedroom being en-suite. These units have built-in cupboards, a living room with open-plan kitchen and opens up to its own private patio and braai. Internal changes and finishes can be designed by each individual owner.

The townhouses offer single storey living with an en-suite main bedroom and two bedrooms sharing a family bathroom. It offers a spacious open-plan lounge and dining area, as well as a kitchen and scullery. It has double automated garages with an enclosed yard and private braai area.

Single residential plots allow buyers to design their dream homes within the architectural guidelines. The plots range between 300 and 500m².

Oberholzer concludes: "Schoongezicht offers estate living at its best. With its beautiful surroundings and excellent security, you can own a piece of paradise in a secure environment. It ticks all the boxes for both individuals and families."
